With our extensive experience in the Melbourne real estate industry we endeavour to eliminate the hassles and time wasting associated with property searching and negotiating. As a buyers advocate in Melbourne our overall objective is to assist the purchaser to secure the ideal property for the lowest price, in the shortest amount of time, and with the minimum amount of fuss.

Increasingly your time is limited and demands greater. Aware of the stress and money involved in buying a home or investment property, Michael Ramsay Property offers intending purchasers the opportunity to employ the services of a professional buyers advocate, well briefed in all aspects of real estate transactions. More importantly, selling agents are employed by the vendor, they work for them so they are not looking after your interests.

Our policy is simple - we do the work for you. 

  

THE FEES

Full Service

A fee of 2% shall be payable for sourcing and securing the property, including representation at auction and undertaking all negotiations. The fee is payable only in the event that the property is acquired. A minimum fee of $10,000 will apply.

A non-refundable retainer fee of $2,000 is payable prior to the search commencing. This retainer will be fully rebated against the fee outlined above.

Securing the property that you have found

We charge you a flat fee depending on the amount of work involved to represent you at an auction or to negotiate a private sale of a property you have found. This is based on success only. This would entail a familiarisation of the property, an evaluation of price and adopting the most effective bidding method to secure the property for the lowest possible price. Should we not be successful we charge an hourly fee for our time.

Consultancy

We offer a buyers advocate consultancy service which you may utilise to establish information on a particular property, the market in general, investment information, or any other property matter. The cost of our consultancy work is $150.00 per hour.

All first appointments are without obligation and complimentary.
All fees are EXCLUSIVE of GST.

  

CONFIDENTIALITY

All communication between the client and Michael Ramsay Property will remain in the strictest confidence. We are very conscious that many purchasers wish to remain anonymous. The overwhelming advantage of employing a buyers advocate is that you only ever need to speak to one person and not an array of selling agents, helping you protect your identity.
