Hendra is one of those Brisbane suburbs that looks pretty straightforward on paper.
Great location. Around 6km from the CBD. Big blocks. Beautiful Queenslanders. New architectural homes. Good schools and amenities nearby. Easy access to the airport, Racecourse Road and Portside.
Simple, right?
Not quite.
Hendra is a tightly held market, and the good stuff can be very hard to buy.
The median house price is now around $2.15m, with the suburb recording approximately 7.5% annual growth. But medians only tell part of the story.
Street selection matters.
Flooding and overland flow matter.
Aircraft noise matters.
Character and planning overlays matter.
Land size, orientation, renovations and the quality of the existing house can make two properties a few streets apart very different buys.
And then there’s access.
Some of the best homes I see around Hendra, Ascot and the wider 4011 postcode are being discussed with buyers well before there’s a listing on realestate.com.au.
That’s why I’ve always said you can’t just browse online and expect to see the whole Hendra market.
As a buyer’s agent, my job isn’t simply to find a house in Hendra.
It’s to understand which streets and properties suit the brief, get access to opportunities early, work out what they’re genuinely worth and make sure we’re buying the right property rather than just the one that happens to be available.
