Compare profiles, service areas and client reviews across every Melbourne region.
Browse Melbourne AgentsMany Melbourne homes sell at a Saturday auction, and each suburb is its own market. A buyers agent works for you, not the seller: they research comparable sales, inspect, check the contract and bid or negotiate within a limit you agree on.
buyersagents.com.au lists Melbourne buyers agents with their service areas and client reviews. Compare them, then check the licence of the one you choose on the Consumer Affairs Victoria public register.
Agents on the Pro plan who serve Melbourne, most reviewed first. Pro is a paid plan. Three have three or more reviews, each from someone the agent invited to review them.
Melbourne is a city of distinct neighbourhoods, each with its own personality and property market. Start by exploring agents who specialise in the regions you're interested in.
Review detailed profiles for each buyers agent. Read real client reviews, and see the areas they work in. Before you sign, check their licence on the Consumer Affairs Victoria public register.
Contact your shortlisted agents through their profiles. Ask how they search, what they charge and what is included, and ask for it in writing.
Each Melbourne region sells differently. Select the one you are looking in to find agents who work there.

From the bluestone laneways of Fitzroy to the leafy avenues of South Yarra, inner Melbourne puts you close to the CBD, in period terraces, warehouse conversions and modern apartments.

Melbourne's Eastern Suburbs - Hawthorn, Camberwell, Kew, and Glen Waverley among them - are known for tree-lined streets, school zones and established family homes, and many sell at auction.

Williamstown, Yarraville and Footscray, out to the newer estates further west. A local agent can tell you which transport and infrastructure projects touch the streets you are looking at.

Brighton, Sandringham and Hampton: beach access, period homes on wide blocks, and heritage overlays and coastal flooding controls to check before you buy.

Brunswick, Northcote and Preston: period homes, apartments near the tram and train lines, and streets that differ block by block.

Toorak, Prahran and South Yarra: large period homes, townhouses and apartments, many sold at auction.

Fitzroy, Carlton, Collingwood, Northcote, Hawthorn and Camberwell define Melbourne's inner east. Heritage homes and heritage overlays, close to the CBD.
Each suburb page shows its market figures, labelled as official or as an estimate, and the agents who work there.
Agents charge a fixed fee agreed before the search, or a percentage of the price you pay. The Real Estate Buyers Agents Association of Australia puts the national average for a full search and negotiation at 2% to 3% of the purchase price, plus GST and an engagement fee. REBAA gives no Victorian figure. Consumer Affairs Victoria notes that fees are not set by law, so you can negotiate them.
Ask two or three Melbourne agents for a written quote, including GST and exactly what is included. The buyers agent fees guide shows how to compare quotes and work out the break-even on yours.
An agent who bids most Saturdays reads the room, the vendor's position and the reserve, and bids to a limit you set together, without emotion.
Some homes are sold without a public campaign. Ask each agent how many of their recent Melbourne purchases were not advertised.
Heritage and flood overlays, the Section 32 vendor statement, and building and pest reports, read with you before you bid.
The agent shortlists, inspects and reviews contracts, so you see only the homes worth your time.
As you compare agents on buyersagents.com.au, check these:
Do they have a deep and recent track record in your target suburbs? A buyers agent who knows Toorak is different from one who knows Footscray. Ask for case studies of recent purchases.
The agent should work exclusively for you, the buyer. They must not accept commissions from sellers, developers, or selling agents. This ensures their advice is always in your best interest.
In Melbourne, auction expertise is non-negotiable. Ask how they prepare for auction day, their approach to bidding, and how they handle passed-in negotiations.
Look for real reviews from past clients. What do they say about the agent's negotiation skills, communication, and overall results?
Ensure they are a licensed real estate professional in Victoria and carry professional indemnity insurance. Check the licence on the Consumer Affairs Victoria public register and ask for a certificate of currency for the insurance.
Free expert guides to help you understand fees, choose the right agent, and avoid costly mistakes before you engage one.
Fee structures, percentage models, and what to expect to pay.
A step-by-step framework for evaluating credentials and fit.
The essential interview checklist before you sign any agreement.
Cost-benefit analysis with worked examples and ROI calculations.
Check these yourself before you sign an agreement with any buyers agent, including one you found here.
Search the agent's name or licence number on the Consumer Affairs Victoria public register. Confirm the licence is current and has no conditions.
Ask for a certificate of currency for their professional indemnity insurance. Check the insured name and the expiry date.
Read their reviews, and ask to speak with a recent client about how the agent negotiated and kept them informed.
Ask them to confirm in writing that they act only for you and take no commission from sellers or developers.
Our guide on how to verify a buyers agent lists the public register for every state.
“Buyers advocate” and “buyers agent” are two names for the same licensed profession. Whichever title they use, check their licence on the Consumer Affairs Victoria public register before you sign. For a plain-English explainer, read our guide on what a buyers advocate does.
Start with the agents who work in your target region, compare their reviews and areas, and ask two or three for a written quote.
