Tucked quietly to the west of Buderim is a little Sunshine Coast pocket that I think deserves far more attention.
Welcome to Mons.
If you are looking for space, privacy, greenery and a more relaxed lifestyle, Mons offers something quite different from the more established coastal suburbs.
Think large blocks, established gardens, leafy outlooks and homes that often feel like they have room to breathe.
In many ways, Mons reminds me of Mt Eliza on the Mornington Peninsula, where I lived before moving to the Sunshine Coast.
There is that same feeling of being surrounded by established greenery and larger properties, while still being close enough to everything you need.
And for buyers who love Buderim but are finding the price point challenging, Mons is definitely a suburb worth investigating.
The important thing to understand, however, is that Mons is no longer a hidden bargain.
The current median house price is approximately $1.8 million, with the latest data showing annual growth of around 12 to 15 percent.
Four bedroom homes are sitting at a considerably higher median of around $2.3 million, although the suburb has a wide range of properties and the land component can make a significant difference to value.
So why would I still put Mons on a buyer’s radar?
Because I’m all about finding a suburb that delivers genuine value for the lifestyle you want.
You may be able to secure a larger parcel of land, more privacy and a leafy outlook, while remaining within easy reach of Buderim, the beaches, schools, shopping and the broader Sunshine Coast.
