Ask why the vendor is selling, whether they will transact before auction, which terms matter, what offers have been rejected and how many buyers have requested contracts or completed building work. Those actions reveal more than open-home attendance.
Look for consistency across the campaign. If the account changes, ask what changed and compare the answer with the timetable, guide history and subsequent behaviour. Verify material property and contract matters through the documents and appropriate advisers.
Build the value range independently. Use the agent’s answers to choose timing, terms and negotiation structure, not to decide what the property is worth.
