Walked into this house, turned the corner, and saw it instantly, a bit of rot in the bottom corner of the wall. Followed it back to the source: a cracked tile in the shower letting water through. My client is a chippy. I asked him what it would cost to replace the shower properly. His estimate: $30–35K. Here's the part most buyers don't think about. If you're doing this solo, you might inspect 4 or 5 properties before you commit. At $600 a pop for a building and pest inspection.
