Melbourne Buyers Advocate: What Makes One Street Better Than the Next?
Two properties can be located in the same suburb and still offer very different lifestyles and long-term value.
One may sit on a quiet residential street, while another experiences school traffic, limited parking or noise from a nearby main road. Even the side of the street can affect natural light, afternoon heat and how enjoyable the outdoor areas feel.
When assessing a property, I look at more than the suburb name. I consider traffic flow, surrounding development, public transport, slope, drainage, power lines, nearby construction and the walk to shops, parks and schools.
I also like to see the area at different times. A peaceful street during a weekday inspection may feel completely different during school drop-off or peak-hour traffic.
A Melbourne buyers advocate should understand these small local differences before recommending a property. Kitchens can be renovated and gardens can be improved, but you cannot move the house to a better street after settlement.
