It's one of the most common questions I get asked as a Cairns buyer's agent.
And the answer is yes.
Through relationships with selling agents, property owners and industry contacts across Cairns and Far North Queensland, I regularly hear about properties before they're advertised publicly. Some are genuinely off-market, while others are pre-market opportunities where the owner intends to sell but the property hasn't yet reached the major portals.
For the right buyer, this access can be extremely valuable.
But there's something equally important buyers need to understand:
Off-market doesn't automatically mean below market.
In fact, sometimes an off-market property can be more expensive than waiting for it to reach the open market.
The advantage isn't simply getting access. It's knowing which opportunities are worth pursuing.
What Is an Off-Market Property?
An off-market property is generally a property available for sale without being publicly advertised on major property websites.
There are many reasons a seller might choose this approach.
They may want privacy. They may not want to spend money on a marketing campaign. They might be testing the market, considering selling only if the right offer comes along, or simply prefer a quiet transaction.
Sometimes an agent knows a homeowner would sell at the right price even though the property isn't officially listed.
These opportunities can be difficult for an individual buyer to uncover because they're often created through relationships rather than advertising.
What Is a Pre-Market Property?
Pre-market is slightly different.
The owner has generally decided to sell and the property may be preparing for photography, marketing or an upcoming campaign, but selected buyers are given an opportunity to inspect or make an offer first.
This can create a genuine advantage.
If the property suits your requirements and the price is reasonable, you may be able to secure it before hundreds or thousands of buyers see it online.
In a competitive market, avoiding that additional competition can be valuable.
Why Off-Market Access Can Be Powerful
The biggest advantage is obvious: less competition.
Once a desirable Cairns property appears online, enquiries can arrive quickly.
Off-market and pre-market access can allow buyers to inspect and assess a property before that happens.
It can also provide access to properties that may never be publicly advertised.
For buyers with very specific requirements, this can significantly expand the search.
If I'm searching for a particular client, I'm not simply refreshing property websites each morning. I'm speaking with agents, checking upcoming listings, contacting people in my network and trying to identify opportunities before they become obvious to the broader market.
That's where genuine off-market access becomes valuable.
But Off-Market Doesn't Mean Bargain
This is the biggest misconception.
Some buyers hear "off-market" and immediately assume they're getting a special price.
Not necessarily.
A seller who hasn't formally committed to selling may actually require a premium to convince them to move.
A seller testing the market may have an unrealistic expectation.
And without a public campaign, you don't have the same feedback from the marketplace about what other buyers are prepared to pay.
I've seen off-market opportunities where the asking price simply didn't stack up against comparable sales.
The fact that nobody else knows about a property doesn't automatically make it a good purchase.
Be Careful of the "Exclusive Opportunity" Effect
Off-market property can create its own version of FOMO.
When buyers are told:
"You've got the opportunity before anyone else."
It naturally creates urgency.
That urgency can be useful when the opportunity is genuinely strong, but it can also cause buyers to skip the normal process of assessing value.
The same questions should apply whether a property is online, pre-market or completely off-market.
What is it worth?
What comparable properties have sold?
What condition is it in?
What are the risks?
Does it actually suit your requirements?
And most importantly:
Would you still want to buy it if it appeared on realestate.com.au tomorrow?
If the answer changes simply because you've been told it's "exclusive", that's worth thinking about.
Understand the Seller's Motivation
Off-market negotiations can be very different from traditional property campaigns.
Understanding why the owner is considering selling can be particularly important.
Are they genuinely motivated?
Are they simply testing what someone might pay?
Do they have a price expectation?
Is there a timeframe driving the sale?
Would a flexible settlement help?
Are they trying to avoid marketing costs and inspections?
Sometimes the circumstances surrounding the sale create the opportunity rather than the property being obviously underpriced.
Understanding those circumstances can help determine how an offer should be structured.
You Still Need to Establish Market Value
This is one of the most important parts of buying off-market.
Without an advertised price or public competition, buyers need an independent view of what the property is worth.
I assess recent comparable sales, land size, location, condition, improvements, property type and current market conditions before deciding where I believe value sits.
In Cairns, this can be particularly important because values can vary considerably between different pockets of the same suburb.
Two homes only a few streets apart aren't necessarily comparable.
Getting access to a property before everyone else is useful.
Knowing what you should actually pay for it is more important.
Don't Skip Due Diligence Because You Have Early Access
Getting an early opportunity doesn't mean normal due diligence should disappear.
Building and pest inspections remain important.
Flooding, drainage and insurance should still be investigated.
For units and townhouses, body corporate records need to be considered.
Renovations, approvals and property improvements may need further investigation depending on the property.
Cairns' tropical climate also means termites, moisture, corrosion, roofing, drainage and waterproofing can be particularly important.
Early access should give you an advantage.
It shouldn't pressure you into taking unnecessary risks.
Sometimes the Best Opportunity Is Already Online
This is another thing buyers don't always expect to hear from a buyer's agent.
I actively search for off-market property, but I'm not obsessed with buying off-market simply for the sake of it.
Sometimes the best opportunity is a property that's been sitting online for 30, 60 or 90 days.
Perhaps the seller started with unrealistic expectations.
Maybe another contract has fallen over.
Maybe the owner has purchased elsewhere.
Maybe buyer competition has disappeared.
Those circumstances can potentially create more negotiating leverage than an off-market property where the owner doesn't really need to sell.
The goal is not to tell people at a barbecue that you bought off-market.
The goal is to buy the best property you can at the right price.
Where a Cairns Buyer's Agent Can Help
Genuine off-market access isn't a secret database containing hundreds of discounted properties.
It comes from being active in the market.
It's speaking with selling agents regularly, understanding upcoming stock, maintaining relationships, knowing what clients are searching for and being ready when an opportunity appears.
My role is then to separate genuine opportunities from properties that are simply being labelled "off-market".
That means finding the property, inspecting it, assessing value, investigating potential risks and negotiating on behalf of the buyer.
Sometimes I'll tell a client we should move quickly.
Other times I'll recommend we wait, negotiate harder or walk away completely.
Access gets you through the door.
The assessment and negotiation determine whether it's actually a good purchase.
