Earlier this month, Australian Broker got in touch with us for comment on how Brisbane’s property market is changing, and why interstate professionals are still competing hard for family homes.
It’s always good to be part of these conversations, because what we see in our day to day work often fills in the detail behind the headline figures.

A more normal market
The biggest change over the past few months is the number of offers. Earlier in the year, almost every decent property we looked at drew three to six or more written offers. Now a good property is more likely to get one to three.
The data in the article shows the same thing:
- Sales across Brisbane were down 27.2% year on year over the three months measured, the sharpest fall of any capital.
- Median days on market rose from 19 to 35.
- The median vendor discount widened from 2.8% to 4.2%.
- Listings were up 43.5% year on year in September.
For buyers, that means more choice and more room to negotiate than they’ve had in a long time. It also means you can take the time to do proper due diligence instead of being rushed into a decision.
But not every property is easier to buy
