Alderley is one of the few inner north suburbs where the walk to the station is short enough that people actually do it. That single fact drives more of the price difference inside the suburb than anything else, and most buyers underestimate how sharply it falls away.
Alderley sits roughly six kilometres north west of the Brisbane CBD, on the Ferny Grove line. From the station the run into the city is direct, and for a household with one car, or a couple who both work in town, that is worth a great deal. It is also why two houses in the same postcode, on blocks of similar size, can be worth quite different money.
Walk the walk before you decide
The distance on a listing is measured in a straight line. Your morning is not.
Before you commit, walk it. From the front door to the platform, at the time you would actually do it, in the shoes you would actually wear. Alderley is hilly in parts, and a nine hundred metre walk that climbs a ridge on the way home in February feels a lot longer than it looks on a map. If you would drive and park instead, check what parking near the station is like on a weekday morning rather than a Saturday.
The same applies in reverse. Streets that back onto the line trade at a discount for a reason, and it is not always noise. It can be the lack of a through road, or headlights sweeping the front bedroom.
What the photos will not tell you
Alderley rewards close inspection. The things that cost money here are rarely visible in a campaign.
