Clayfield is one of those Brisbane suburbs where two houses a few hundred metres apart can be completely different buys.
You've got the elevated pockets around the Clayfield hill, tightly held, character homes on good land, walking distance to Eagle Junction station and some of the best private schools in the city. Then you've got the flatter, busier sections near Sandgate Road and Kedron Brook, where the land value story changes considerably.
Same postcode. Very different outcomes over ten years.
The Domain data for the last 12 months puts three bedroom houses around $1.415m and four bedroom houses around $2.21m. That's a big jump, and it tells you most of what you need to know about where the demand sits in 4011.
Street position matters.
Elevation and overland flow matter.
Aircraft noise and flight paths matter.
The demolition control precinct and character overlays matter.
Whether you're buying a house or a unit matters more in Clayfield than almost anywhere else on the northside, because the unit supply along Sandgate Road behaves nothing like the house market.
Schools drive a lot of the competition here. Clayfield College, St Rita's and the Eagle Junction State School catchment all pull families into the same handful of streets, which is why the good ones rarely sit around.
As a buyer's agent working across Clayfield, Ascot, Hendra and Wooloowin, a lot of what I see is being discussed with buyers before it hits realestate.com.au.
