Kedron gets dismissed by buyers who have only driven through it, and the reason is always the same. They came down Gympie Road.
Gympie Road is a major arterial and it is not pleasant. But it runs through one part of Kedron, and the suburb behind it is a different proposition entirely. Learning to tell those two Kedrons apart is most of the work of buying here well.
Three streets back is another suburb
The practical test is simple. Stand out the front of the house at five in the afternoon on a weekday and listen.
Homes on or immediately off the main road carry constant traffic noise, harder access when turning, and a narrower pool of future buyers. Move a few streets into the quieter residential pockets and you get established streets, mature trees and the sort of family housing people actually want to live in. The price difference reflects that, and so it should.
What buyers get wrong is assuming the discount on the busy road is a bargain. It is a discount because the next buyer will want the same discount.
What Kedron genuinely offers
The access here is very good, and it is the honest reason to buy in the suburb.
The Northern Busway runs through this corridor and gives a fast, reliable run into the city that is not dependent on Gympie Road traffic. The Prince Charles Hospital sits just north at Chermside, which matters a great deal for clinical households. Westfield Chermside covers most of what a family needs without a trip into town.
The schooling density is unusual too. Kedron State High School is here, and Padua College and Mount Alvernia College are both in the suburb, which is a large part of why families with children approaching high school look at Kedron seriously.
