- No duty on a new or existing home up to $800,000, and reduced duty up to $1,000,000. For vacant land to build on, no duty up to $350,000 and reduced duty up to $450,000. You must move in within 12 months of settlement and live there for at least 12 months in a row. Source
- Investors
- Pay the same general rates as people buying a home to live in. NSW has no separate investor rate. Source
- Foreign buyers
- Pay surcharge purchaser duty of 9% of the price on top of transfer duty. Source
- When it is paid
- Within 3 months of signing the contract, or at settlement if that is sooner. Off the plan, an owner-occupier may be able to pay up to 12 months later; the amount does not change. Source
