What changes the answer

First home buyers
No duty on a home up to $600,000, and reduced duty up to $750,000. This covers new and established homes and vacant land to build on. You must live there for 12 months in a row, starting within 12 months of settlement. Source
Buying a home to live in
Up to $550,000, a lower rate applies to the slice between $130,000 and $440,000. Above $550,000 everyone pays the general rates. Source
Off the plan
Construction still to happen after you sign comes off the price duty is charged on. For a strata apartment, unit or townhouse signed between 21 October 2024 and 20 April 2027, this is open to every buyer, investors included, at any price. Source
Foreign buyers
Pay foreign purchaser additional duty of 8% of the price, worked out before any concession. Source
