What changes the answer

First home buyers
No duty on a home up to $600,000, then $16.15 for every $100 up to $800,000. Above $800,000 the general rate applies to the whole price. For vacant land, no duty up to $450,000, then $20.14 for every $100 up to $550,000. Source
Investors
Pay the same general rate as people buying a home to live in. Source
Off the plan
For contracts signed from 12 March 2026 to 30 June 2028, a share of the duty comes off: all of it up to $800,000 if building has not started, or 75% if it has, tapering to half that at $900,000, capped at $50,000. Source
Foreign buyers
Pay an extra 7% of the price on residential property. Source
