Lilyfield is one of those suburbs where buying the right property can come down to knowing the difference between one street and the next. Buyers often ask us, “What are the best streets and pockets of Lilyfield, and which should I avoid?” There isn’t a simple north vs south. Location within the suburb, traffic, access, parking, housing style and which end of a street you’re on materially changes how desirable a property is. A buyer’s agent who knows Lilyfield can help you understand those differences before you commit.
One of the biggest considerations in Lilyfield is how do you price a property on a main road vs quiet street. A great house on Balmain Road, Lilyfield Road or close to the City West Link shouldn’t necessarily be dismissed… but it also shouldn’t be valued the same way as an equivalent property in a quiet residential street. At Clarke Buyers Agents, we look at comparable sales with those differences in mind, helping buyers understand what a property is genuinely worth and where there may be an opportunity to buy well.
Aircraft noise is another common question for Lilyfield buyers. It’s easy to stand inside a property for a 20 minute Saturday open home and think everything is fine, but that doesn’t necessarily tell you what living there will be like Monday to Friday. Understanding the location, inspecting at different times and knowing what compromises are normal for the area can help buyers make a much more informed decision. Depending literally on which way the wind blows – impacts which way the planes land and take off.
Then there’s heritage and conservation restrictions - what you can do with the property. Parts of Lilyfield sit within Heritage Conservation, and the Inner West Council applies specific planning controls within these areas. If you’re buying with plans to extend, add another level, change the façade or substantially renovate, it’s important to understand those restrictions before purchasing. Don’t just see that a property next door has gone up and back and assume you can do the same.
