Most investors buy close to home. Or where they holiday. Or wherever a property marketer points them.
That's not a strategy. It's a coin toss. And it's a big reason most Australians stop at one or two investment properties.
We do it differently. We look at the whole country first, then narrow it down one level at a time until we land on a single street. Here's how our five-level framework works, and how it's led us to buy in Brisbane, Perth, Toowoomba, the Sunshine Coast and Melbourne for clients.
Why the market matters more than the property
A good property in a flat market can go nowhere for years. An average property in a market heading into growth can do very well. Australia doesn't move as one market. Different cities rise at different times. Get the timing and location right and the equity builds faster. That equity becomes the deposit for your next purchase.
Level 1: Australia
We start with every capital city and major regional centre. We're not loyal to any one city. We track the data and look for markets where the drivers of growth are lining up.
Level 2: The state or territory
Next we look at the states where growth is building. We want to see jobs growth, people moving in and infrastructure money being spent. When people move for work and lifestyle, demand for housing follows.
Level 3: The region
Inside each state, some regions have much stronger fundamentals than others. We look for a diverse local economy, not one that depends on a single industry or employer. We also look at how much new supply is coming. A wave of new estates or apartments can hold prices back for years.
