Everyone said a granny flat wouldn't fit on this block. No side access. Services on the wrong side. Most investors scrolled straight past it.
We bought it anyway — and here's exactly how we made it work.
The Property: 9 Gardenia Street, Caboolture QLD — 920m² block, purchased for $822,500.
The Strategy: Instead of looking at the left side (no access), we flipped our thinking and looked right. The right side had enough width for a walkway and a double gate. We ran a fence down the right side and across the back, creating two completely separate, private living spaces.
The granny flat tenants get a tandem car park at the rear. The main house keeps its three-car garage and its own section of the yard.
The Numbers:
🏠 Main House Rent: $680/week
🏡 Granny Flat Rent: $495/week
💰 Total Weekly Income: $1,175/week
🏗️ Granny Flat & Fencing Cost: $150,000
📋 Purchase Price: $822,500
📊 Total Investment: $972,500
This is what a buyer's agent sees that most investors miss. It's not about finding a perfect block — it's about knowing how to unlock the potential in a block that everyone else dismissed.
