I’ll always tell a client when I think they shouldn’t buy a property.
That might sound strange coming from a buyer’s agent, but my job isn’t to find an investor a property at any cost. It’s to help them make a smart buying decision — and sometimes that means walking away.
Two challenges come up repeatedly.
A property can look great online, the suburb can be performing well and the rental appraisal can be attractive. But that doesn’t make it a good investment. I assess comparable sales, rental demand, location, future supply, the property and whether the price makes sense.
For interstate investors, there’s no substitute for being on the ground. I inspect properties, speak with selling agents, challenge the information and give an honest assessment — even when that means saying no.
As one client put it:
“No sales pitch. No talking up a property that doesn’t stack up.”
Sometimes the best advice is:
“This one isn’t right. Let’s keep looking.”
