Before you buy
Sunshine Coast Council publishes overlay maps for Buderim that include landslide hazard and steep land, bushfire hazard, flood hazard, and heritage and character areas. An overlay can change what you may build or renovate on a lot, so read the overlay maps for the street before you make an offer.
The council is writing a new planning scheme to replace the 2014 scheme. Consultation closed in September 2025 and the council is reviewing submissions.
New tenancies in Buderim rented for a median of $850 a week for a three-bedroom house and $615 for a two-bedroom unit, from Residential Tenancies Authority bond data for the September 2026 quarter. That quarter, the Residential Tenancies Authority recorded 226 new bonds.

Why a buyers agent
On a hill, two homes in the same street can differ in slope, outlook and what the overlays allow. A buyers agent who works Buderim checks the overlay maps and the school catchment for each home on your shortlist, prices it against the sales closest to it, and negotiates or bids for you.
The council publishes landslide, bushfire, flood and heritage overlay maps for Buderim. An agent reads them for each address before you commit.
Buderim Mountain State School has an equidistant catchment and an enrolment cap of 1,185 students, and students living in the catchment come first. Check the address against the catchment if you are counting on a place.
The Residential Tenancies Authority held 2,409 bonds for Buderim homes at the end of September 2026. An agent buying for an investor checks the rent for the exact home type, not the suburb average.
The Queensland Revenue Office charges no transfer duty on a first home valued at $700,000 or less, and the first home concession ends at $800,000. An agent with your conveyancer checks whether the home you choose qualifies before you sign.
