I recently secured a two-bedroom garden apartment at 1/28-30 Simpson Street, Bondi for first-home buyers in just 24 hours through an off-market transaction valued at $1.8 million.
The result came from more than 25 years of selling real estate in Sydney’s eastern suburbs and the strong relationships I’ve built with local agents over that time. Those relationships gave my clients early access to a property type that rarely becomes available before it reached the open market.
I worked closely with the young couple for around six weeks, spending the early stages of the search building a detailed understanding of exactly what they were looking for, including the style of property, preferred location, and budget parameters.
After two and a half months of searching, we had a very clear picture of what would suit them best. The moment we walked into the apartment, we knew it was the perfect home.
The off-market approach proved incredibly important in such a competitive market, particularly because garden apartments in Bondi are extremely scarce.
I identified the property through my relationships with local agents and immediately recognised it as the perfect fit for a young couple buying their first home in Bondi.
Having spent 25 years selling real estate in the area, I understood both the value and rarity of a garden apartment in that location, which allowed us to move quickly and make confident decisions.
That market knowledge was critical because it ensured we didn’t miss out to competing buyer’s agents or other buyers actively searching in the area.
The buyers were absolutely over the moon with the result. They were incredibly excited, and it was a fantastic purchase for them.
