Balmoral is the suburb people arrive at once they have worked out what Bulimba costs.
That is a reasonable way to find it, but it is a poor way to buy in it, because Balmoral is not one market. It is at least two, and the difference between them is elevation.
Balmoral sits about nine kilometres east of the Brisbane CBD, bounded by Bulimba to the north west, Hawthorne to the south west and Morningside to the south and east. It rises away from the river, and where a property sits on that rise does more to set its value than the house standing on it.
The high ground and everything else
Get up on the ridge and you get outlook, breeze and a different feel entirely. Sit lower and you get a more ordinary streetscape and, in some pockets, a flood and overland flow question that needs answering properly.
That is the single most useful thing to understand about buying here. Two properties a few hundred metres apart, similar size, similar house, can be genuinely different assets.
So before we let a client offer in Balmoral we work out:
- Where the block sits on the rise, and whether the outlook it has today is protected or borrowed from a neighbour's low roofline.
- The flood and overland flow position for the exact address, from the Brisbane City Council FloodWise Property Report. Never the suburb, never the street.
- Slope and access. A steep block can be a beautiful home or an expensive one, and often both.
