Bulimba is one of the few Brisbane suburbs where people can name the street before they can name the price. Oxford Street does that.
It is also the reason buyers routinely pay more here than they intended to, and why the difference between a good Bulimba buy and an average one comes down to a few hundred metres.
Bulimba sits about four kilometres north east of the CBD in a straight line, on the southern bank of the Brisbane River. By road it is closer to nine, because the river is in the way. That gap between the two numbers is the whole story of the suburb, and it explains why the ferry matters more here than in almost any other part of Brisbane.
The ferry is the infrastructure
Bulimba has two CityCat terminals, one at the end of Oxford Street and one at Apollo Road. That is unusual. Most riverside suburbs have one or none.
For a household with one car, or two people who both work in the city, a genuine walk to a terminal changes the daily reality of living here. It also holds value in a way that a bus route does not, because the route cannot be changed and the river is not going anywhere.
So when we assess a Bulimba property, the first thing we work out is the honest walk. Not the straight line on a map, the actual walk, timed, at the hour you would do it. A property described as walking distance to the ferry can be a pleasant six minutes or a hot fifteen with a hill in it, and the market prices those two homes very differently.
What you are paying for, and what you are not
Oxford Street is a genuine amenity. Cafes, restaurants, the shops, and enough foot traffic that the street feels alive on a weeknight rather than just on a Saturday.
