Tarragindi sits about nine kilometres south of the city, and it has become one of the Southside's steady family suburbs.
It is easy to see why. Leafy streets, Toohey Forest on the doorstep, and a primary school in the middle of the suburb.
But Tarragindi rewards buyers who look at the specific address, not just the suburb name.
Start with the school, and check the address
Wellers Hill State School sits at the junction of Weller and Toohey Roads, and it is a big part of why families look here. St Elizabeth's Catholic Primary School is also in the suburb, on Effingham Street.
There is no high school in Tarragindi itself. The nearest state high schools are Holland Park State High and Yeronga State High, just outside the suburb.
Catchments do not follow suburb boundaries. Before you make an offer, check which primary and secondary catchments the exact address falls into on the Queensland Government's EdMap. Popular state schools run enrolment management plans, so a place is only guaranteed if you live inside the boundary.
It takes ten minutes and can save a very expensive surprise.
A valley between two ridges
Tarragindi sits in a north south valley, with Wellers Hill, the highest point, to the east and Tarragindi Hill to the west. Sandy Creek runs through the lower ground, and Toohey Forest forms the eastern edge.
That shape matters.
Homes on the ridges often get outlook and breeze. Homes on the lower ground can sit closer to the creek. Neither is automatically better, but they are different purchases.
