This time last year I was questioning myself and my skills
Because I didn't buy a single property in a 3 month period (and this wasn't for a lack of trying)
I just was missing out on every single one.
One client missed out on 16 properties, another was 12, another 10 and another 5
The market was red hot;
- Record low listings, advertised properties were ~20% below the 5 year average for that time of year
- 3 interest rate cuts, cash rate went from 4.1% to 3.6%
- The pending 5% Home Deposit Guarantee announced April 2025
Sentiment was super strong - growth on investor lending outpaced growth of homebuyers for the first time since APRA began tracking in 2019
Prices were accelerating fast - Cotality recorded national value growth of 2.2% in Q3 2025 which was the strongest pace in 2 years
I felt so defeated and deflated. It was really depressing and also really embarrassing...
I wondered if I could even call myself a BA when I couldn't even secure a single property
Thankfully I broke the drought and reflecting back, comparing the market from then to now, it is night and day
3 consecutive rate rises - cash rate back to 4.1%
Massive policy changes around property investing - no NG for established properties and CGT reforms
Now auction clearance rates are the lowest since covid and total listings are relatively normal (~3% below the 5 year average)
If you're scared to buy right now, these are the conditions you'd pray for if you were trying to buy this time last year and trust me this won't last forever
