Its explanatory report names Ocean Grove among the localities affected. On the current planning map, parts of Ocean Grove are in LSIO2, parts are in the riverine flooding overlays FO1 and LSIO1, and parts are in the Bushfire Management Overlay. Check the overlays for the address before you make an offer.
The Greater Geelong Planning Scheme's heritage overlay includes places with Ocean Grove addresses such as Ocean Grove Primary School and the hall that was formerly St Peter's Church of England, on Draper Street, the Uniting Church on The Parade, the general store on The Terrace, Ingamells Park on The Avenue and the Bonnyvale stables on Shell Road. None of them is marked as on the Victorian Heritage Register. Check the address in the planning scheme before you plan works.
Parts of Ocean Grove are in a design overlay for dwellings over 7.5 metres in areas with access to views. Amendment C427ggee, approved with changes and in operation from November 2023, applied a fencing overlay (DDO49) to the Goandra Estate, Ocean Grove.
