Is a buyers agent worth it in Brisbane?

It depends on your purchase and how much of the work you want to hand over. An agent searches, inspects, checks flood maps and building reports, and negotiates or bids for you. Work out the break-even on your price and the fee you are quoted, and ask each agent for their recent Brisbane purchases, with the asking price and the price paid.

How will the 2032 Olympics affect Brisbane property?

The Games come with public projects, including Cross River Rail, Brisbane Metro and new venues. Nobody can say in advance what they will do to prices in a given suburb. Ask an agent which projects touch the suburbs you are considering, and check the plans on the Queensland Government's own pages.

Can a buyers agent access off-market properties in Brisbane?

Some homes are sold without a public campaign, and agents who know the local selling agents may hear of them. How many varies a lot between agents, so ask directly: how many of your last ten Brisbane purchases were not advertised?

Q: How much do buyers agents charge in Brisbane?

Agents charge a fixed fee or a percentage of the price. The industry body, REBAA, puts the average for a full search at 2% to 3% of the purchase price, plus GST and an engagement fee. REBAA gives no Queensland figure, and fees are not set by law, so ask two or three Brisbane agents for a written quote.

Q: Is a buyers advocate the same as a buyers agent in Brisbane?

Yes. A buyers advocate and a buyers agent are the same licensed profession. "Advocate" is the more common term in Victoria, while most Queenslanders say "buyers agent". Whichever title they use, check their licence on the Office of Fair Trading Queensland public register before you sign.

Brisbane's property market has changed a great deal over the past decade. Strong population growth, major infrastructure investment, and the momentum of the 2032 Olympic Games have turned South-East Queensland into one of Australia's most dynamic real estate markets. Whether you're drawn to the heritage charm of New Farm, the family-friendly streets of Ascot, or the growth corridors of the north, buying property here requires local expertise and strategic timing.

A Brisbane buyers agent works for you, not the seller: they search, inspect, check flood maps and building reports, and negotiate or bid for you, whether you want a Queenslander on a hillside or a riverfront apartment.

buyersagents.com.au lists Brisbane buyers agents with their service areas and client reviews. Compare them, then check the licence of the one you choose on the Office of Fair Trading Queensland public register.

Brisbane is not one single market; it is a collection of many distinct micro-markets. From prestige riverside properties to growth corridors, select your target region to find agents who work there.

Inner Brisbane

New Farm, Teneriffe, Fortitude Valley, and Spring Hill attract professionals and investors seeking CBD proximity and lifestyle amenities. Heritage Queenslanders, warehouse conversions, and luxury riverfront apartments define this vibrant market.

North Brisbane

Ascot, Hamilton, Clayfield, and Nundah are popular for family homes and strong capital growth. The northern corridor benefits from excellent transport links and proximity to Brisbane Airport and the Gateway Motorway.

South Brisbane

Coorparoo, Greenslopes, Holland Park, and Camp Hill offer solid rental returns and ongoing infrastructure upgrades. The south side is increasingly sought after by young families priced out of inner-city suburbs.

Bayside

Wynnum, Manly, and Cleveland provide a coastal lifestyle within the city. Bayside suburbs offer excellent value compared to inner-city equivalents, with waterfront dining, parks, and a strong community feel.

Growth Corridors

North Lakes, Springfield, Redcliffe, and Ipswich continue to expand, driven by new transport links, the 2032 Olympics infrastructure pipeline, and housing affordability. These corridors attract savvy investors looking for long-term capital growth.

Eastern Suburbs

Bulimba, Hawthorne, and Balmoral are defined by their riverside charm and village atmosphere. Grand Queenslanders, boutique Oxford Street shopping, and elevated river views attract discerning families and professionals.

Buyers agent fees in Brisbane

Agents charge a fixed fee agreed before the search, or a percentage of the price you pay. The Real Estate Buyers Agents Association of Australia puts the industry average for a full search and negotiation at 2% to 3% of the purchase price, plus GST and an engagement fee. Fees are not set by law, so you can negotiate them.

REBAA gives no Queensland figure, so ask two or three of the agents above for a written quote, including GST and exactly what is included. The buyers agent fees guide shows how to compare quotes and work out the break-even on yours.

What the fee buys in Brisbane

Knowing the projects

Cross River Rail, Brisbane Metro and the 2032 venues change some suburbs. A local agent can tell you which projects touch the streets you are looking at.

A wider search

Some homes are sold without a public campaign. Ask each agent how many of their recent Brisbane purchases were not advertised.

Brisbane due diligence

Flood mapping, building and pest reports and body corporate records, ordered and read with you before you commit.

Your weekends back

The agent shortlists, inspects and reviews contracts, so you see only the homes worth your time.

How to choose the best buyers agent in Brisbane

The right agent is a partner in your success. As you browse buyersagents.com.au, look for these key attributes to find the best buyers agent for your needs:

Hyper-local expertise

Do they have a deep and recent track record in your target suburbs? A buyers agent who knows New Farm is different from one who knows North Lakes. Ask for case studies of recent purchases.

Complete independence

The agent should work exclusively for you, the buyer. They must not accept commissions from sellers, developers, or selling agents. This ensures their advice is always in your best interest.

Growth awareness

In Brisbane, understanding infrastructure pipelines and zoning changes is critical. Ask how they factor in the Olympics, Cross River Rail, and emerging precincts when advising clients.

Strong testimonials

Look for real reviews from past clients. What do they say about the agent's negotiation skills, communication, and overall results?

Proper credentials

Ensure they are a licensed real estate professional in Queensland and carry professional indemnity insurance. Check the licence on the Office of Fair Trading Queensland public register and ask for a certificate of currency for the insurance.
